5.4   Marketing Phase 2  -  Prospective Tenants

                 Well before practical completion and handover the marketing will
                 have started.

                 Corporates:   Our role will be to build relationships with:
                      larger employers locally,
                      national employers, and
                      international companies with travelling executives.

                 Universities:   University accommodation officers will be invited
                 for private tours, the key target group being overseas and post
                 graduate students.   There are also a number of University
                 accommodation portals such as https://universitycribs.co.uk.

                 Serviced apartments, Off-line Agents & relocation specialists:
                 For larger buildings our team will talk to short let providers to pre-let
                 whole floors where possible.   Negotiations should start at least 6
                 months  before  occupation  as  serviced  apartment  operators  often
                 want to self-furnish units and perhaps introduce their branding and
                 colour scheme from where the lift arrives at their floor.

                 Local buzz
                 The mission is to fuel enquiries and drive a ‘waiting list’ as the site
                 gains  popularity  and  reputation.  The  marketing  strategy  is
                 supported by
                     an on-site lettings team,
                     portals to link to the dedicated scheme website,
                     tours bookable both online and by phone.

                 Portals:  In a drive to be 1  to the deal Ringley not only will take on
                 the responsibility for sourcing the best of the local Agents but will
                 also engage with Agent distribution portals such as Houzen.

                 Depending on the time of year some local events could include:
                     branding an ice cream van to stop at key locations to give
                      out branded ice cream cones,
                     find a local underground band and have an exclusive event
                      in the garden,
                     invite a pop up restaurant,  https://thenudge.com

                     arranging a local celebrity opening,
                     host a tech talk, or start up event,
                     host an inspirational talk by a local celebrity.

                 Local Agents
                 As Operator we can take the role of interviewing and selecting the best of the local Letting Agents to
                 work with and can also pay manage their deals, move-ins and pre-commission payments if desired from
                 rents collected.   We have experience of training local Agents on use of the Planet Rent platform so that
                 whatever  route  tenant(s)  are  found  the  same  corporate  professional  landlord  experience  can  be
                 delivered.  Inducting Agents is in our view essential and we as operator need to run this process.
