STEP 5 -  Pre-move in checks:   are part of the Planet Rent lettings journey.  The tasks that have to be
                   worked through are:
                         special requests  *if any,
                         inventory & meter readings,
                         deposit,
                         rent,
                         right to rent checks,
                         key handover, and
                         deposit registration.

                   Deposits  and  rent  can  be  paid  by  card  (invoices  can  be  triggered  and
                   emailed to tenants(s) individually based on the percentage or amount of
                   rent each agreed to pay at the offer stage.   Payment can also be made by
                   bank transfer in which case the user enters the paid amount and uploads
                   a bank statement as proof.


                   Credit card charges can be loaded to rent/deposit pricing or debited to
                   sub-agents commissions’ account.

                   The  traffic  light  system  makes  it  easy  for  anyone  to  know  what  still
                   needs  to  be  done  before  the  tenant(s)  can  move  in.      Orange  TAB
                   means TO DO, Green means DONE.

                   Authority to give keys:  As ‘handing over keys’ can create significant risk
                   IF the contract is not e-signed.  To offer added security (important in the
                   case  of  multiple  agents)  when  the  landlord  e-signing  an  ‘authority  to
                   issue  Keys  number’  is  generated.      Where  this  is  missing  there  is  a
                   NUDGE button to remind the landlord to e-sign the contract.    A photo
                   of the actual keys handed can also be uploaded to the App.   Or, if you
                   have set up the e-keys module then keys can be issued by SMS.

                   TDS registration:   Planet Rent is connected via API to the Tenancy
                   Deposit Service.  During app set  the Client settings need to be set up to
                   confirm that:
                         TDS is your authorised deposit scheme, and

                         Whether you are on the ‘custodial scheme ’, or
                         The ‘insured ’ scheme.

                   Where Ringley act as operator deposits are held via the TDS insured
                   scheme.

                   The app enables deposit certificates to be automatically triggered to
                   each tenant.



        16    Custodial deposit scheme – means that the deposit is paid over to the TDS service within 30 days.
        17    Insured deposit scheme -  means that the deposit is held by the Agent or principle and registered within 30 days.
