STEP 6  -  Tracking deals:   couldn’t be easier.  When there is something to
                   do, you’ll see a red NUDGE button and clicking this will NUDGE whoever
                   needs  to  do  something  (tenant(s),  guarantor  or  landlord)  on  a
                   decreasing  basis.  When  all  are  done  the  tracker  will  automatically
                   advance to the next stage.
                   To keep the tracker simple, by default  ‘active tenancies are not shown
                   until  ‘3  months  before  expiry’  when  the  renew  or  vacate  process
                   begins by showing the contract along marked with  ‘expires dd.mm.yy’
                   as well as 2 buttons:  [ vacate ]  [  renew ].
                   All  tenancies  can  easily  be  retrieved  by  ticking  the  ‘Show  All  [  ]’  all
                   option, or, a search by address would reveal a specific property.

                   To protect privacy when sub-Agents log in they can see other Agents
                   offers, to encourage them to bid up the price, but not the details of the
                   tenants  who  made  the  offer  to  stop  them  poaching  other  Agents
                   tenants.

                   STEP 7  -  Welcome & utilities:    this area is designed to ensure that every
                   landlord  can  deliver  a  professional  lettings  journey  to  each  and  every
                   tenant.   Standard email templates with explanatory notes are provided
                   but can be cloned and edited to your requirements on app set up.

                   Avoiding common pitfalls:    Planet Rent makes sure that common pitfalls
                   at the start of a tenancy are avoided, e.g., not supplying the tenants with
                      the energy performance certificate (EPC),
                      the  gas  safety  certificate  –  which  would  invalidate  any  section  21
                      notice,
                      the deposit registration certificate, prescribed notes, risk of a fine of 3
                      x deposit,
                      a  statement  of  the  terms  on  which  the  tenant(s)  occupy  the  property  if  it  is  an  HMO,  failure  to
                      register the HMO is a risk of £5-20,000 fine,
