Planet Rent does the maths to calculate what is due until the 1 DD
can be collected, including the necessary 14 day cooling off period.
Each tenant can also enter the £/%age of rent they undertake to pay.
Headline rents: Headline rents agreed with the Build to Rent Client
can be uploaded en masse from excel to Planet Rent or
entered/changed property by property.
Special requests: for example: paint bathroom, or provide new
bed, form part of the offer and are conveyed emails confirming the
offer to both Client and tenant(s). Special requests need to be
signed off on the ‘move-in checks’ page to deliver promises made.
Guarantor trigger: Planet Rent calculates whether a guarantor will be
required and provides an on screen message to remind the user to
inform the tenant(s). By default, the app is set up to require a
guarantor IF: total tenants salaries < 30 x the monthly rent
And, for a Guarantor to be acceptable they must:
have income > 32 x monthly rent, and
be a home owner.
So the App requires a Land Registry search title number to be input
and a copy of the search uploaded.
STEP 2 - Offer acceptance: the app can enable the Client to:
accept offers personally,
delegate acceptance to their representative,
enable the Agent/Operator to accept offers IF above the
headline rent, thereby putting the Agent/Operator in charge
of managing any sub-Agents, and/or giving the Client one
place to track all offers.
