Lettings fees disclosure: The Consumer Rights Act 2015 (effective 27 May 2015) made it a legal
requirement for letting agents in England and Wales to display details of all fees and charges including
tax, and, whether it is the landlord or tenant who pays on websites and in their offices. When the
Tenant Fees Bill comes into force (expected May 2018) Section 13 extends fees disclosure to portals
such as Planet Rent, Zoopla and Right Move also. So Client Planet Rent app set up includes a reduced
version of the ARLA fees template (see Appendix 10) which then includes notification on the portal
and during offers. We await further clarity on:
whether the 1 week holding deposits can be used to cover referencing costs where the tenant fails
referencing and the tenancy cannot be concluded, and,
whether guarantors can be charged referencing fees (as they are not the tenant).
Inventories: Planet Rent is fully connected to Quick inventory this
means an API automatically:
picks up meter readings,
sends ‘action items’ into Planet Rent’s move in checks area,
send a copy of the Inventory to Planet Rent and Busy Living
apps,
sends ‘inventory requests’ to Quick Inventory to do list, and
converts Check-in Inventories into Interim Inspections and
Check-out Inventories format to save time.
The system is easy to use on a mobile phone and defaults to the
following inventory/mid-term inspection requirements:
Length of tenancy 6 month 12 month 18 month
contracts contracts contracts
Check in inventory Default = 1 Default = 1 Default = 1
Mid-term inspection Default = 0 Default = 1 Default = 2
Check out inventory Default = 1 Default = 1 Default = 1
Should you want your Operator or Sub Agent to carry out more than 1 mid term inspection, the app set
up defaults can be changed. Planet Rent counts from Quick Inventory whether the correct number are
done and shows this on the Planet Rent dashboard (by looking for each tenancy at contract start and
