Check-out inventory
                 The primary purpose of the Check-Out Inventory is to ascertain any variance from the condition of the
                 fixtures and fittings, save wear and tear since the start of the tenancy.  Planet Rent’s Check-Out process
                 collects  issues  from  the  Check-Out  inventory  and  flags  for  deposit
                 deduction.



                 Inventory Check-out & deposit return
                 Inventories  are  carried  out  in  accordance  with  the  Association  of
                 Independent  Inventory  Clerks  code  of  practice  and  guidelines  for
                 professional practice 2015.   It is important to accept that all equipment,
                 furniture and furnishings have a lifespan - this is why all tenancies and
                 common law for residential properties writes in the concept of wear and
                 tear.  Guidance on what is fair wear and tear is given in a 9-point article

                 on the National Landlords Association website  (NLA) See Appendix 3.
                 The House of Lords defined fair wear and tear as:

                   "Reasonable  use  of  the  premises  by  the  Tenant and  the  ordinary
                   operation  of  natural  forces." When  do  ‘natural  forces'  become
                   'extreme heavy use' or worse?

                  The industry accepted grading used is:

                   New  condition  –  brand  new  and  still  in  packaging  or  proof  of
                     purchase.
                   Good  condition  –  not  considered  new  but  no  notable  defects
                     and appears to be in good order throughout
                   Good used - altogether in good condition with minor defects noted
                     that in my professional opinion fall under fair wear and tear.
                   Fair used – altogether in a condition with defects noted that in my
                     professional  opinion  fall  beyond  fair  wear  and  tear  and  could
                     potentially be a tenant liability.
                   Poor condition – item has been broken or used/damaged beyond a
                     fixable state and to be removed/replaced and could potentially be a
                     tenant liability.



                 Industry Codes of Practice dictate that Inventory Clerks are not
                 responsible for the following:


                        1. Testing showers / taps
                        2. Testing appliances
                        3. Moving furniture
