STEP 4 - e-contracts: By the time you have got to contracts only 2
additional bits of data are required:
(1) the number of occupants, and
(2) whether the property is to be let furnished, part furnished or
unfurnished.
This is important useful information for later analysing rents and for
planning furniture demand for future developments.
One click sends contract to all parties, the landlord is the last in the chain
to sign. In app settings the landlord can appoint their representative to
e-sign for them if desired.
Planet Rent is enabled for the following contract suite:
(1) Company let / short let contracts,
(2) AST/ tenancy agreements, (up to a rent of £99,999),
(3) Tenancy contracts (rent over £100,000),
(4) Car park licence agreements,
(5) Commercial licences (where properties are not sold on
occupational leases).
The app has default contracts or you can integrate your own, the default
contract includes a break clause option.
Optional extras: additional clauses, addendums and service level
agreements can be added to contracts as bespoke features.
We recommend you resist making the tenancy agreements significantly
more onerous than the RICS or NAEA/ARLA/NFOP models, but should as a
minimum enhance them with:
service level agreements,
what constitutes an end of flat clean, see example in Appendix 8, and
refer to the tenancy handbook.
this will then keep the tenancy agreements as short as possible but
ensures that the benchmarks are understood, thereby making it easier to
resolve problems.
To set yourself apart we recommend that you apply for
the Plain English Society to kyte mark your contracts.
This costs £85 + Vat to edit every 500 words + £150 for
the Crystal Mark. So a 10 page tenancy and 3 page
parking licence with say 400 words per pay would render
a total cost of £1,034 + Vat.
