The tenant compliance log pulls together information from all ACTIVE
tenancies and the dashboard reports headlines if anything is missing.
During the tenancy contract process the user is alerted to the ‘UK Right to
Rent checks’ at the OFFER STAGE and passport/visa details are also
required at the REFERENCING STAGE.
The dashboard clicks through to a simple list so that you know which
property is the problem. Alternatively, even if nothing is missing you can
click through the 0 and toggle the filter to see documents relating to all
LIVE contracts.
4.3.5 Right to Rent checks - Immigration Act 2014

Right to rent checks came into force 1 February 2016 and require all
private landlords to:
1. Check adult tenant(s) will live in the property as their only or main home,
2. Ask tenant(s) for the original document(s) that show they
have the right to be in the UK,
3. Check the documents are valid with the tenant present,
4. Make and keep copies of the documents and record the
date you made the check.
These checks must be made before the start of a new tenancy, for all
people aged 18 and over, even if they’re not named on the tenancy
agreement and it is against the law to check only people presumed not
to be British citizens.
To ensure every User, Agent and sub-Agent is aware at the OFFERS stage
and Planet Rent reminds Users so that this is discussed before making an
offer and where the prospects have visa they are aware that they will
need 6 months unexpired visa as at the end of contract date.
Tenants exempt from checking are those in:
social housing
a care home, hospice or hospital
a hostel or refuge
a mobile home
student accommodation
