13.0 Fire & General Risk assessments

           13.1  Following the Grenfell Tower tragedy it can no longer be assumed that building regulations sign off or
                 fire  service  inspections  are  sufficient.    At  Ringley  we  categorize  our  buildings  according  to  our  risk
                 hierarchy;  this  drives  the  risk  assessment  re-inspection  strategy.  For  extra  security  equipment  and
                 strategy from each independent Chartered Surveyors risk assessment has to be agreed by the Asset
                 Manager Team Leader.






































                 Generally Build to Rent developments fall under category 0 due to the extent of installed plant and
                 equipment meaning an annual inspection regime.

           13.2   Compartmentation is the most important factor
                 in  fire  safety  and  fire  doors  form  by  far  the
                 weakest point in a building, closely followed by
                 open ducted riser cupboards (not fire sealed at
                 each  floor  level).   For  this  reason  all  Site  Staff
                 are given on-site fire door safety training, there
                 being 13 tests to be carried out as part of a full
                 fire  risk  assessment  and  4  tests  to  be  carried
                 out  by  Site  Staff  during  zoned  building
                 inspections.

                 Depending on the type of door closers installed, where they can be adjusted easily by Site Staff we train
                 them  to  make  simple  adjustments.  This  training  is  videoed  and  put  on  the  Site  Staff  system  as  a
                 reminder.
