(5)   Apartment access.

               Example 2:  taking guest/visitor/delivery access there are 2 main options:
                         (1)  guests/deliveries to Concierge/Reception only,
                         (2)  residents use intercom to let pizza delivery or guest in

                         Option 1  - deliveries to Concierge only is the most secure but requires either:
                         (1) residents to go down to the lobby to collect guests or deliveries, OR
                         (2) Site staff to have time to deliver (unrealistic), OR
                         (3)  The  Concierge  to  issue  temporary  fobs  programmed  to  the  relevant  floor/route.  (most
                            secure option – but holds the risk of a percentage of fobs/cards not being returned UNLESS
                            a deposit is taken

                         Option 2 - residents using the intercom to let pizza delivery & guests in is the norm in standard
                         private apartment blocks but does lead to tail-gating and delivery people buzzing any door to
                         get in and a number of break-in’s each year.  Some of this can be combated by installing CCTV
                         on every landing and very visibly throughout access routes.   In a development with multiple
                         access/egress routes and some towers not getting accessed through reception, these areas
                         may end up feeling less prestigious or secure.

                 So it is all about considering who needs to access the building and why?   The grid below highlights
                 some considerations.

           14.2   Basic access system specification
                   Main doors ‘online’ mains wired with data use recording,
                   Apartment doors (off-line – battery operated),
                   Phones ensure the resident app is a ‘sticky app’, backed up by non battery fobs for longevity,
                   Programmable system to enable locking certain doors at certain times, e.g., gardens,
                   Programmable fobs/cards so no keys to apartment front doors, (thereby reducing scratching and
                     door furniture requirements).
