Where sites have electrically
wired fire doors, (which open to
dissipate heat gain, and
automatically close should the
alarm trigger). The usual protocol
where present is for these to be
closed at night and checked by
Site Staff and recorded on the end
of shift site staff inspections.
13.3 Fire Emergency Evacuation Plans (FEEPs)
An FEEP is a written document which states the evacuation strategy in case of a fire or other reason
requiring a building to be evacuated. For buildings with site staff and commercial premises a trained fire
warden should be on shift. Emergency evacuation procedures should be appropriate to the building and
considered by a ‘competent person’ these are interpreted from the ‘Fire Strategy’ we inherit with the
building, benchmarked to the Fire Risk Assessment and as building owner whilst you are the
‘responsible person’ for fire safety as defined in the Regulatory Reform (Fire Safety) Order 2005
preparing the FEEP would be delegated to one of Ringley’s Building Engineers. The FEEP will set out
some or all of the following as appropriate:
• Fire evacuation strategy,
• Action on discovering a fire, such as raising the fire alarm, calling the fire brigade, alerting
neighbours
• Action on hearing the fire alarm, ‘stay put’ or ‘get out’
• Fire-fighting equipment and protection in place: Emergency lighting, AOV’s fire doors, smoke
detectors, fire alarms, fire extinguishers
• Identification of key escape routes and places of assembly
• Liaison with emergency services
• If there are any fire wardens/marshals on site, who they are and any roll call procedures
• Power/process isolation
The bespoke FEEPs we create are distributed 4 times a year to all residents and are displayed on the Busy
Living app.
