11.13  We train  staff to  undertake  a  range of  property  inspections  as  part  of
                 their  roles,  starting  with  ‘Interim  Inspections’  and  after  training  and
                 qualifications they can graduate to undertake full Inventories.  As part of
                 recruitment  and  selection  staff  suitability  to  carry  out  inventory  is  our
                 part the assessment process as is App navigation.    Courses we support

                 To deal with high demand in peak periods we simply licence our Quick
                 Inventory App for use by external self-employed Inventory Clerks.

           11.14    Renewals  are  home  visits:    The  portability  of  the  Planet  Rent  App  is
                 important as it is designed so that the renewal process is a personal home
                 visit.    This  visit  is  an  opportunity  to  listen  and  build  a  picture  what
                 residents  like  most  about  their  development,  to  get  to  know  how  the
                 brand/service feels.  It is an opportunity to listen and a customer survey
                 can be incorporated as a way of benchmarking satisfaction and eliciting
                 recommendations to gain rich data.  Friendly questioning and a sight of
                 a  few  documents  will  confirm  that  circumstances  and  employment
                 have or have not changed.  Creating a new tenancy takes seconds to
                 move to e-signing.

           11.15  Building supervision/management day to day
                 Day  to  day  the  building  will  be  managed  by  the  Events/Building  Manager.  Their  role  spans  standards,
                 hospitality,  compliance  and  planned  maintenance.  Daily  activities  will  include  walking  front  of  house,
                 allocating inspection zones, checking and prioritising work schedules for cleaners, maintenance engineer,
                 move in/out, staff holidays, sickness and cover rotas, as well as providing site staff guidance to empower
                 them to deal with tenant’s concerns.


                 Daily on a pre-arranged phone in the Ringley HQ Asset Manager will be debriefed on PPM events and agree
                 priorities for the next day.  This provides an opportunity to share ideas and make light work of any issues.
                 Ringley also make announced and unannounced inspections to site to test quality and keep staff on their
                 toes.
