2.22  Our  reputation  means  we  have  a  waiting  list  for  Property  Manager  roles.    We  also  have  clear
                 promotion paths from Junior Property Manager to Property Manager to Senior Property Manager as
                 well as retention strategies, including share options.  We develop our people from within and retain
                 them.  We also have a strategy of handing down sites from Senior Property Managers to Managers to
                 Juniors etc. thereby preserving our best qualified and experienced people for new projects and plenty
                 of support internally for newer staff.


           2.23   As a Silver Standard Investor in People, (preparing for Gold in 2018/19) we are focused on training and
                 developing our people, we have qualifications targets for all.

           2.24   Unlike many Managing Agents still managing by spreadsheets and trust, Ringley has invested heavily
                 in  IT,  engineered  process  and  built  two  apps  to  support  the  Build  to  Rent  Sector.    We  are  well
                 advanced in process design of each customer journey to underpin a quality service delivery and to
                 protect your brand.


                 With robust leadership and staff development programmes in place, promoting and deploying staff
                 into new opportunities is quite feasible.  Also our engineered processes mean it is quicker to train and
                 bed in new team members.
