           2.19  CSR, Sustainability & Environmental considerations in Build to Rent
                 Ringley has won a number of green awards for its work in environmental sustainability and corporate
                 social  responsibility  and  incorporates these  principles  into  what  we  do.  Examples  in  Build  to  Rent
                 include:
                     Formulating an environmental policy for buildings in use,
                     Considering lighting zones for energy saving as well as lighting lux levels, movement sensors,
                      timer setup, photocells,
                     Recycling stations & free-cycle – involvement with local charities,
                     Wild flower gardens, herb gardens, composting, rainwater harvesting, irrigation,
                     Solar payback, ground source heating and heat recovery units,
                     Managing green roofs and living walls,

                     Implementing travel plans,
                     Negotiating and setting up car club schemes,
                     Negotiating and setting up bicycle hire schemes,
                     Writing residents manuals,
                     Tracking the carbon footprint of the building in use,
                     As 2.6% of the population are disabled in some way an inclusive brand will need to consider
                      how many category 2 and category 3 DDA fit out to provide, and, how to future proof these
                      with full wet rooms day 1 and perhaps adjustable kitchens to avoid retro fit costs.

           2.20  Residential market capabilities: existing, and ability to gear up
           2.21   Ringley’s current staff compliment is 90.  In the last 2-3 years we have focussed on strengthening our
                 leadership team to gear up for planned growth; we purchased a building opposite our Camden HQ to
                 build a further 5,500 sq ft offices to be used in conjunction with our HQ premises at Ringley House,
                 completion early 2018.
