Identifying and introducing heat metering and utilities meter reading companies and ensuring
construction specifications meet the meter readers specification to adopt equipment,
Introducing keyless entry options,
Looking at methods to extend the life of components, such as equipping site staff with nitrogen
dioxide filters to get the full 5 year life, and how to deal with controlled waste,
Reconciling CCTV camera positions with vandalism or otherwise weak points,
Advising on the types of light fittings & light marking to keep maintenance costs down,
Championing more robust bathroom sink fittings, (toilets/wash hand basins),
Advising on sizing of storage areas such as parcel stores, furniture stores…
Advising on the sizing and design of staff areas,
Proposing parcel and post room strategy,
Contributing to zoning and access strategy,
Contributing to space planning & welcome strategy,
Integrating a communications strategy,
Investigating waste strategy and costing private waste collections,
Advising on security and flow around the Concierge/front desk station and welfare facilities,
and
Redesign of sports and leisure areas.
We have checklists in place to cover areas such as:
(1) operational strategy: questions surrounding physical building aspects
(2) mobilisation strategy: everything to be set up and handed over
(3) spares strategy: what to include in the build contract
2.17 Development/interior design
We work alongside interior designers to comment on space planning, front of house, back of house
and staff areas. We can advise on way finding and signage strategies, and as part of fire risk
assessment we audit health & safety signage. For a number of Clients we have reviewed communal
areas address matters such as:
fit out of the concierge station and an audit of technology required,
back of house space,
storage space,
delivery strategy,
remodelling gardens,
remodelling of roof areas to increase community space.
2.18 Furniture procurement and installation: we have assumed responsibility for arranging show flats to
be fitted out by different suppliers to enable Client choice. We have mobilised furniture delivery and
distribution, albeit it is more efficient if this is factored into the main contractor’s duties (as lifts need
protecting with cardboard and sheeting or a lift jacket and skips will be required in the car park).
