Kithas is a qualified property accountant and leads our Final Accounts and Treasury
Teams. His team oversees:
Rent collection & reconciliation
Credit Control, TDS Compliance
Void utilities, deposit return
Break clauses & guarantor agreements
2.2 Ringley HQ Operational Asset level staff: agreed during asset mobilization process to comprise:
Asset Manager Assistant Asset Manager Final Accounts Officer
Responsibilities include:
Facilities management, plant registers, CAPEX,
Strategy deployment, issues, complaints & reporting,
Performance of Maintenance Engineers, reviewing site inspections, interim inspections, inventories,
Tenancy renewals, customer surveys,
Contractor appointment to meet the PPM (Planned Property Maintenance schedule),
Site set up, mobilisation and furniture delivery.
In the site staff dry run and mobilization phase Ringley may need to be on site 24 hours in order to
run intense recruitment sessions, practical training, dry run training on check in, check out,
inventories, cleaning standards, plant awareness, fire risk inspections, and meet and greet. During
this time we would build and catalogue plant schedules. Director level leadership would be on site for
this phase and as at this stage there is no income, a mobilization fee applies.
2.3 Ringley HQ staff – Staff to be deployed on a project basis:
Initial Lettings:
Agency staff to set up the Lettings Suite,
Lettings Managers,
QA / Unit acceptance / developer helpdesk services
Specialist surveying staff for developer services is not part of the base ‘asset management’ fee.
What we have put in place with other developers breaks down into 3 services:
(1) Developer helpdesk (much like the Customer Care Team larger house builders have):
EITHER a) Log and feed all issues back to your main contractor, or
OR b) Empower us to book appointments with sub-contractors
(2) Quality Assurance on unit acceptance and unit snagging,
to ensure that units are accepted from build defect free and with no more than a reasonable
number of snags.
(3) Dispute adjudication where the design & build contractor refutes a defect.
