Facilities design & fit out
For RIBA Stage 3-4 we have also developed a range of checklists for facilities set up, and a paper
detailing how to operate a ‘members cinema. These cover:

 Gyms  roof top sports courts  car parks & car clubs
 fitness centre  bicycle hire schemes  fitness classes
 cinema & gaming  storage rental  post room services
                     private dining  vending & cash machines  co-working space

7.4.4 Whatever the development size the consideration is to work through how the budget hotel
brands deliver a branded experience with limited service, not to invest in doing this well will
leave you with ‘social housing’ or ‘rental boxes’ than a ‘build to rent branded lifestyle’.

7.4.5 Leisure and the household spend (health £10pw, leisure £60-80pw)

Demographic research of how people spend their income by Office for National Statistics (ONS)
suggests that in London 19.14% of disposable income is spent on leisure compared to 19.03% North
                 West cities.

                 ONS analysis deems ‘leisure’
                 31% of household income
                 £60-80 per week to include:
                 (1) Recreation/Culture,
                 (2) Restaurants/Hotels,
                 (3) Alcohol/tobacco,
                 (4) Miscellaneous

Health spending is a Average income
                 separate category and (per household)
                 represents circa £10 per
                                                                                                North West: £467.10
                 household, per week
                                                                                                UK average: £512.60
                 suggesting with this
                 relatively small spend that
                 the idea of ‘all inclusive’
                 becomes more appealing.

           7.4.6 Facilities demand modelling:
Using average occupancy figures from the CIBSE
                                                                        Type Average occupancy
