7.4   Budget No. 4  -  Operating Income Budget
















           7.4.1  The operating income budget is a function of facilities provided and resident demand.  For example, on
                 a  fully  loaded  site  with  862  residents  based  on  demographic  and  demand  modelling  the  ‘add-on’
                 income budget can reach over £300K per annum.   The link between development size and facilities is
                 an obvious one, however, even on unmanned sites setting aside just 1,000sq ft in addition to central
                 entrance planning can bring forward community scope (see para 1.9, page 6).  Even where facilities are
                 free  or  being  offered  as  part of  ‘all-inclusive  rents’ the Busy Living  app  enables  booking,  rationing,
                 reporting and a mechanism to count/plan usage, as well as a method of residents asking others to give
                 way to them by showing their booking on the app.

           7.4.2  The objective of build to rent is ‘to create a rent premium’ through
                   (a) trendy young design,
                   (b) service,
                   (c) creating a perceived lifestyle,
                   (d) meeting the aspirational need to ‘make it your own’, and,
                   (e) improving quality of life through events and facilities provided,
