Life cycle costing furniture: We have carried out a research to model life cycle costing on furniture
                 to assist decisions such as should you as Client buy or rent furniture.   Another consideration is
                 ‘furniture rental packs’ which is working well in the social private rent markets.

           7.3.2   CAPEX impact on the gross to net:
                 It is a Client decision how you want to present your gross to net:

                 Type 1  -   CAPEX out,

                 Type 2  -   full CAPEX in,

                 Type 3  -   CAPEX year 1-10 items in anticipation of a general building upgrade.
                 Ultimately, this will depend upon whether your strategy is to ‘hold’ or ‘sell’.  By way of an example
                 the summary from a type 3 CAPEX model demonstrates a 3% impact on gross to net.
