1.6 Living outside the box: The identity of your development is driven by how desirable living is ‘outside the
box’. The Apartment is where you eat and sleep, the development is where you live. Success means
bringing forward a combination of the following, into the offering:

keyless door entry, e-check-in, capturing preferences, social media profiles and photos, and keys sent
by SMS. This way on manned sites staff can be out up front greeting people by name as they arrive,
impressive!
Residents can SMS keys to their guests. The back office can SMS keys to contractors by SMS and
notify residents in advance if contractors are on site to build a sense of security. Lock outs and wilful
damage are reduced, residents will feel part of a new era of community housing.
1.8 Build to Rent is a different concept from a traditional leasehold build and must upstage it. Build to
Rent has 2 customers:
the residents, and,
the professional landlord.
Design must incorporate a lifestyle oriented approach (community, ease of use, tech connectivity,
accessibility, and travel paths leading to or through shared communal facilities). Buying leasehold
units and calling them Build to Rent will not deliver the keenest gross to net results. Immediate 100
MB Wi-Fi on move in with 1GM upgrades is the minimum.
