For Planet Rent and Busy Living users tenants can see key tenancy
documents through an API connection, e.g,
 deposit certificate,

 energy performance certificate,
 gas safe certificate,
 inventories,
 my bookings.
 my account.

By using our joined up IT Busy Living ensures that all documents
legally required to be presented to tenants are easily available at
any time during a tenancy, this includes the 4 key areas below:

(1) Deposit certificates:
A landlord must to 2 things within 30 days:

 protect a deposit and
 serve on the tenants within 30 days of receipting the
deposit:
 Copy of the deposit protection certificate/receipt
 Prescribed Information
 The deposit protection scheme leaflet for
tenants

Ringley are TDS (Tenancy Deposit Service) scheme
members (custodial scheme). For Planet Rent users deposit certificates can be connected via API to
each tenant’s Busy Living account.

(2) Energy Performance Certificates (EPC’s):

The Energy Performance of Buildings (England and Wales) Regulations 2012 : Part 2 – Section 6(2),
requires that a valid energy performance certificate is made available free of charge, to any
prospective tenant,
(a) at the earliest opportunity; and
(b) no later than whichever is the earlier of
(i) the time when information about the dwelling is first made available; or
(ii) at the time when such person views the building.
By ‘signing up’ a prospective tenant as a guest user during a viewing for a particular property on Busy
Living this legal requirement is fulfilled. For Planet Rent users EPC certificates are connected via API
to each tenant’s Busy Living account.
