(3) Gas Safe Certificates:
The legal requirement is to give to the tenant a record of annual gas safety checks (conducted by a
registered Gas Safe registered engineer), either within 28 days of issue, or, for new tenancies, before

move in For Planet Rent users Gas Safe certificates are connected via API to each tenant’s Busy
Living account and a notification is triggered when a new certificate is uploaded to keep you
compliant.

To comply with the Consumer Rights Act 2015 (effective 27 May 2015) which made it a legal
requirement for letting agents in England and Wales to display details of all fees and charges
including tax (whether it is the landlord or tenant who pays):
on websites,
in agents offices; (which includes the lettings suite)
And, to ensure compliance Busy Living Clients can enter the fees and charges for each development
on set up, so all users can see. See Appendix 10 for the typical charges that need to be displayed.
Other compliance:
Inventories: For Quick Inventory users, then inventories will API directly
into Busy Living. Otherwise inventories can be uploaded by Site Staff from
the back end.
My orders: This section shows users their bookings and purchases. Useful
if you need someone to vacate the pool table by showing your booking. The
app limits consecutive time slots to be fair to all. Paying for items in the
app is enabled by Stripe.
